Outside the United States?

Being outside the U.S. does not automatically mean you must give up on U.S. property ownership. Foreign-national and investor programs may exist, while owner-occupied programs have different residency and lender requirements.

Payment Calculator

Know the payment before you fall in love with the house.

The formula uses standard fixed-rate amortization and lets you include taxes, insurance, HOA and mortgage insurance. The rate is editable because your actual rate depends on your profile and lender pricing.

This is an educational navigator, not automated underwriting. It intentionally avoids collecting sensitive documents or a full loan application.

The fear usually gets smaller when the rules become clear.

These are reference points, not promises. Mortgage programs change frequently and a specific lender may be more restrictive.

EASYMORTGAGE GUIDE

Citizenship, immigration status and mortgage eligibility are not the same question.

The fastest way to replace fear with clarity is to separate property ownership, immigration rules and financing rules — then evaluate the program that actually fits your profile.

FHA

FHA

FHA-insured loans can allow down payments as low as 3.5% in eligible cases and are often considered by first-time buyers. Mortgage insurance applies and county loan limits matter.

C

Conventional

Some Fannie Mae/Freddie Mac conventional programs allow down payments as low as 3% for eligible borrowers. Non-U.S. citizens who are lawful permanent or non-permanent residents can be eligible under agency rules.

ITIN

ITIN / Non-QM

Specialty lenders publish ITIN programs for eligible borrowers. Requirements, LTV, rates, reserves and documentation vary substantially and are not the same as FHA or conventional underwriting.

BS

Bank Statement

For some self-employed borrowers, non-QM programs can use business or personal bank statements instead of traditional tax-return income calculations. The required history and expense treatment are lender-specific.

🌎

Foreign National / Investor

Some non-QM lenders publish programs for foreign nationals purchasing U.S. investment property. This can create a path for people living abroad, but it should never be presented as guaranteed financing or as an owner-occupancy substitute.

If you had to leave the U.S.

Leaving the country does not itself answer whether you can own or finance U.S. real estate. New financing depends on the transaction, property use, identity/tax profile, lender program and applicable law. Immigration and legal questions should be reviewed separately with qualified counsel.
