FHFA baseline conforming limit, one-unit property
National low-cost floor, one-unit; county limits vary
FHA
FHA-insured loans can allow down payments as low as 3.5% in eligible cases and are often considered by first-time buyers. Mortgage insurance applies and county loan limits matter.
Conventional
Some Fannie Mae/Freddie Mac conventional programs allow down payments as low as 3% for eligible borrowers. Non-U.S. citizens who are lawful permanent or non-permanent residents can be eligible under agency rules.
ITIN / Non-QM
Specialty lenders publish ITIN programs for eligible borrowers. Requirements, LTV, rates, reserves and documentation vary substantially and are not the same as FHA or conventional underwriting.
Bank Statement
For some self-employed borrowers, non-QM programs can use business or personal bank statements instead of traditional tax-return income calculations. The required history and expense treatment are lender-specific.
Foreign National / Investor
Some non-QM lenders publish programs for foreign nationals purchasing U.S. investment property. This can create a path for people living abroad, but it should never be presented as guaranteed financing or as an owner-occupancy substitute.
If you had to leave the U.S.
Leaving the country does not itself answer whether you can own or finance U.S. real estate. New financing depends on the transaction, property use, identity/tax profile, lender program and applicable law. Immigration and legal questions should be reviewed separately with qualified counsel.
